Restore the history: how things go with the overhaul repair of the tenement house of P.A. Skopnik

Since the beginning of the twentieth century, the corner of the Sadovaya-Kudrinskaya and Spiridonovka streets has been decorated with a building constructed according to the design of Gustav Helrich. Now the wavy facade, telamons and bay windows are hidden by scaffolding. The former tenement house is under capital repair and restoration. The specialists renew the inner engineering systems and restore the historical elements. How the works are undertaken and what is special about them — from the mos.ru article.

Late Art Nouveau and smooth lines

The tenement house of P.A. Skopnik was built in 1906–1908 in the style of late Art Nouveau.

 

 

There is one more decorative element, which draws attention to the house — a gazebo on the roof. According to the legend, the similar gazebo was meant to be placed in the inner court of the house. “This corner can be viewed from the three streets, one would like to highlight it somehow” adds Irina Vishnyakova.

Elements of Art Nouveau can be seen also inside the building — almost all of the decoration is well preserved. In the entrance, a smooth line of wooden railings leads upstairs, above each door there are mascarons with the apartment number. The apartment numbering is not typical — it is vertical. Thus, the first apartment is located on the first floor, the second - on the second, the fifth - on the fifth floor. And to find apartment number six, you need to go down to the first floor.

Inside, the high wooden historical doors and floors lined with Mettlach tiles have been preserved. The walls in the entrance were decorated by the residents themselves - they hung up photographs of the old Moscow, including an archival photograph of their house.

After the revolution, there were communal apartments in the house, which were settled apart closer to the Olympics-80. Today there are 24 apartments in the building, and there are long-term residents among the owners.

 

 

Renew, restore and do no harm

While the repair works are in progress, the building is covered with scaffolding and facade net. The specialists have already repaired and restored the roof, renewed the premises, power and cold water supply networks. Afanasiy Popov notes that the access to many of the networks was difficult to reach as the house during its history had gone through a lot of alterations. By now the specialists have prepared the facade for restoration. The restoration can be started as soon as the construction waste is taken away.

“We processed the facade with special solutions for easy removal of the oil-base paint. We have already washed 11 layers away from one of the walls. However, the decorative elements that are under protection, will be cleaned by restorers. For example, under the rotunda there is a bay window, which is supported by the telamons. They will be restored at the site. The figures will be gently cleaned with special solutions, and then their original coating will be restored,” tells Afanasiy Popov.

Only specialized organizations licensed from the Ministry of Culture of Russia and trained workers can be engaged into repair of historical houses that are under protection. Even the design for the overhaul repair and restoration itself is being developed about a year.

 

 

Influence of the residents

The immediate participants in the whole process are the residents of the house. They are engaged during the design stage, they agree all the stages and accepts the overhaul repair results.

“One should understand that it is not always possible to make concessions on cultural heritage sites and accept all the wishes of the residents. There is an object under protection that cannot be modified. For example, if the walls are historically are of the grey color, they cannot be repainted. The same refers to the stucco, brickwork, floorings. In the frames of the standard overhaul repair residents themselves choose the decoration,” adds Sergey Krasnov.

Apartment owners can contribute to the preservation of the city's image. For example, by replacing windows in accordance with the design or moving air conditioners to the courtyard. You can find out, for example, which frame color is better to use, in the design documentation. Residents can request for this information in the Overhaul Repair Fund for Apartment Houses or in the Department for Cultural Heritage Sites, if the house in question refers to historical buildings.

 

 

The work schedule is also discussed with the residents. The contractors comply with the law and do not make noise in the evenings, but, by general agreement, they can work, for example, on Saturday. The completion of the repair and restoration works of the facade and the roof of he tenement house of P.A. Skopnik is planned for September, the works in the entrances will be performed later (the contract has not been concluded yet).

There are 380 apartment buildings in Moscow, which refer to cultural heritage sites. All of them are included into the overhaul repair program, and the city additionally finances works aimed at restoring the architectural value.
